The mixed-use scheme presents a complex commissioning environment, combining heritage structures, new infill construction, multiple occupancy types and phased sectional completions. Banyards’ role is to provide independent assurance that all building services systems are commissioned safely, correctly, and in accordance with the design intent, supporting long-term operational performance and reducing post-handover risk for the client and future occupiers.
As Commissioning Verification Engineers, Banyards are supporting the project through:
· Review of commissioning strategies, programmes and method statements
· Verification of system readiness and commissioning sequencing, particularly where retail and residential systems interface
· Witnessing of functional testing and performance demonstrations
· Review of cause-and-effect, controls integration and seasonal commissioning planning
· Verification that completed systems meet design, statutory and operational requirements prior to handover
This independent verification role is particularly critical on mixed-use schemes, where different tenant fit-out strategies, landlord systems and residential services must operate reliably both independently and as part of an integrated estate-wide approach.
The project is targeting high sustainability and operational standards, with a building services strategy that includes:
· All-electric plant to support decarbonisation and future net-zero pathways
· A combination of centralised landlord systems and self-contained tenant systems, providing flexibility across retail and residential uses
· Basement landlord plant areas integrated within constrained historic structures
· Phased commissioning and handover to align with sectional completion of retail units
The presence of multiple Grade II and Grade II* listed buildings introduces additional constraints around plant placement, routing, access and acoustic performance, requiring careful coordination between services design, construction methodology and commissioning sequencing.
Banyards’ involvement supports early identification of commissioning and operational risks, ensuring that systems can be tested safely and effectively within the limitations of heritage fabric and tight urban site logistics.
Works are being delivered by Curo Construction with the first sectional completion of retail units targeted for December 2025, allowing early tenant occupation while residential and remaining areas continue through later phases.
Banyards’ commissioning verification process is aligned with the phased completion strategy, supporting consistent standards of system performance across each handover stage.
Beyond the technical delivery, the South Molton Street development plays a key role in the wider regeneration of the South Molton Triangle in Mayfair, revitalising one of London’s most characterful shopping streets.
The scheme will deliver:
· 18 retail units, from multi-level flagship stores to micro-retail spaces supporting independent brands
· New pedestrian routes improving permeability, including a new link through No.10 South Molton Street to Davies Mews
· 33 new homes above the retail space, comprising 22 private and 11 affordable apartments, arranged as lateral units, duplexes and a feature triplex, many with private terraces
The development balances conservation and contemporary performance, preserving historic façades while delivering modern, highly serviced buildings designed for long-term adaptability.

Portal Content
The Banyards’ Portal allows you to access information reports, data and test results to check and monitor the progress of work undertaken by third party contractors at your site. You may only use the Banyards’ Portal for the purpose of accessing information in relation to Projects administered by us for you.
Access to the Banyards’ Portal
At the commencement of each Project you will be provided with a unique login password to enable you to access the Banyards’ Portal. This will then enable you to review the current status on your various Projects. You are responsible to ensure that the login password will only be given to those of your employees, agents or advisers whom you wish to access information from the Banyards’ Portal.
By accessing the Banyards’ Portal you will be able to review and download copies of information that are posted by us on your Client Portal.
Updating of Information
Information will be regularly updated by us and in any event within 7 days of verification by us of information provided by your contractors.
All information and data uploaded from time to time to your portal will be correct [at the time of upload].
If for any reason, outside our control, we are unable to upload information to the Banyard’s Portal then we will let you know by posting a message on our website and we will take all reasonable steps to minimise any delays in so doing.
If we fail to upload information to Banyards’ Portal in accordance with these terms and such failure arises from any delay on the part of your contractors or the supply by them of inadequate or incorrect information, then we shall have no liability to you arising from such delays or the uploading of incorrect or misleading information provided to us.
We may make changes to the terms of this policy
We amend these terms from time to time. Every time you wish to use our site, please check these terms to ensure you understand the terms that apply at that time.
Breach of this policy
When we consider that a breach of this policy has occurred, we may take such action as we deem appropriate.
