Project Completion at The Fitzrovia: Banyards Delivering Excellence at 247 Tottenham Court Road
Our Dual Role: Client and Contractor Side
On this project, we worked both client-side with Avison Young (on behalf of CO-RE and M&G Real Estate) and contractor-side with Kier KME. Taking on this dual role provided a valuable opportunity to bring consistency, transparency, and technical excellence to every stage of the commissioning process. Our objective was to ensure that all building systems performed exactly as intended, meeting not only design and compliance standards but also the ambitious sustainability targets set for the development.
About The Fitzrovia
Located at 247 Tottenham Court Road, London, The Fitzrovia sits in the heart of one of London’s most vibrant and historic districts. The redevelopment replaced five outdated buildings, including a 1960s office block, with a modern six-storey structure. The new building provides 65,000 square feet of Grade A office space, 11,000 square feet of prime retail, and eight premium residential apartments, topped by a communal terrace with impressive city views.
Designed to meet BREEAM Outstanding and 5-Star NABERS UK Design for Performance targets, The Fitzrovia also incorporates features to achieve WiredScore and Cycle Score Platinum, ensuring high-quality digital connectivity and excellent facilities for active travel.
Commissioning Management and Verification
As commissioning managers, we coordinated the mechanical, electrical, and public health commissioning process from design review through to final handover. Using our in-house Insite platform, we provided real-time progress updates, clear reporting, and seamless collaboration across the project team.
Our commissioning verification services provided independent, technical scrutiny throughout the project to confirm that installed systems were operating in line with the design intent, the employer’s requirements, and industry best practice. This included witnessing of commissioning activities, reviewing key documentation, verifying system performance, and identifying any gaps or issues that could affect building operation or compliance with standards such as BREEAM and Approved Document L of the UK Building Regulations.
This structured approach was instrumental in achieving compliance and long-term performance, delivering comfort, energy efficiency, and operational reliability for future occupants. The project is a strong example of what can be achieved through early engagement, clear communication, and a consistent focus on quality and sustainability. Our commissioning leadership played a central role in delivering a building that is efficient, healthy, and future-ready.
Looking Ahead
With the project now reaching completion, our role in supporting the successful delivery of The Fitzrovia is concluding. Through our independent commissioning validation and management expertise, we have helped ensure that building systems have been delivered in line with the design intent, client expectations, and the project’s environmental performance goals, including its targeted NABERS UK rating.

Portal Content
The Banyards’ Portal allows you to access information reports, data and test results to check and monitor the progress of work undertaken by third party contractors at your site. You may only use the Banyards’ Portal for the purpose of accessing information in relation to Projects administered by us for you.
Access to the Banyards’ Portal
At the commencement of each Project you will be provided with a unique login password to enable you to access the Banyards’ Portal. This will then enable you to review the current status on your various Projects. You are responsible to ensure that the login password will only be given to those of your employees, agents or advisers whom you wish to access information from the Banyards’ Portal.
By accessing the Banyards’ Portal you will be able to review and download copies of information that are posted by us on your Client Portal.
Updating of Information
Information will be regularly updated by us and in any event within 7 days of verification by us of information provided by your contractors.
All information and data uploaded from time to time to your portal will be correct [at the time of upload].
If for any reason, outside our control, we are unable to upload information to the Banyard’s Portal then we will let you know by posting a message on our website and we will take all reasonable steps to minimise any delays in so doing.
If we fail to upload information to Banyards’ Portal in accordance with these terms and such failure arises from any delay on the part of your contractors or the supply by them of inadequate or incorrect information, then we shall have no liability to you arising from such delays or the uploading of incorrect or misleading information provided to us.
We may make changes to the terms of this policy
We amend these terms from time to time. Every time you wish to use our site, please check these terms to ensure you understand the terms that apply at that time.
Breach of this policy
When we consider that a breach of this policy has occurred, we may take such action as we deem appropriate.
