The NOW Building – Outernet London, St Giles Circus.
This inspirational landmark project provides a new innovative and interactive space for Storytelling, Art, Fashion, Music, Film, Gaming and Technology to come to life in new and inspiring ways.
The mixed-use development features an immersive multi-media public gallery and entertainment space, boasting the world’s largest (16m, 4 storey, 1,478m²) ultra-high-resolution (8K with audio) 360-degree wrap-around LED screen, situated behind 22 rectangular louvres that extend over three storeys and operate like theatre curtains.
The scheme also includes offices, a boutique hotel, private residences, a restaurant, cafe and a futuristic 2,000-person music venue built within the four-storey basement considering the constraints of Crossrail and the Northern Underground Lines.
Energy-efficient technology such as Gas-fired Cogeneration plant (CHP) provides electricity, heating and hot water whilst putting waste heat to productive use. High-efficiency photovoltaic panels are also installed on most of the roof spaces.
Complexities and constraints such as the site being within a conservation area, being above numerous transport links and having a remote UKPN substation, resulted in the design and commissioning teams having to consider a diverse range of challenges and interfaces whilst serving the various listed buildings, along with managing phased handovers.
The design of The NOW Building – Outernet London, adheres to stringent BREEAM, and Part L Building requirements.
The energy strategy includes various sustainable, energy minimising systems, such as metering and sub-metering to facilitate enhanced and accurate monitoring via the Building Energy Management System, low energy lighting, CHP, PV, and enhanced performance requirements of thermal elements.
Banyards provided full support and guidance to the FM team as part of our service with them wanting to engage us in a further support role post occupancy.
Dave Cocksegde said: “We are thrilled the Now Building won this category especially against such strong competition and we were delighted to have received the award from Alan Gilbert, Manager, BSRIA Instrument Solutions”.
