Banyards delivers dual engineering roles on major new campus for London South East Colleges

Banyards are proud to have played a significant dual role in the delivery of the new London South East Colleges campus in Plumstead, working in partnership with both Box Clever Consulting and Kier Construction to help bring this important education development to life.

The project forms part of a wider regeneration programme in Greenwich and replaces outdated college facilities with a modern, future-focused campus designed to better serve students, staff and the local community. Delivered on a compact urban site on Plumstead Road, the development transforms a previously underutilised plot into a vibrant education hub that enhances the public realm and improves connections across the surrounding neighbourhood.

The new five-storey campus provides approximately 5,500 square metres of flexible teaching and support space and has capacity for more than 460 students. Designed to support a broad range of vocational and academic programmes, the building brings together specialist learning environments and student facilities within a highly efficient and sustainable envelope.

Internally, the campus includes a mix of modern teaching rooms, specialist IT suites, a Mac studio, a drama studio and a fully equipped training kitchen. Student wellbeing is supported through dedicated welfare spaces and a vibrant student hub, while a learning resource centre provides a central academic focus. Staff offices, meeting rooms and support areas are carefully integrated to create a cohesive learning environment.

A striking feature atrium draws natural light deep into the building, helping create an open and welcoming atmosphere. The design also incorporates a technical theatre, hair and beauty training facilities, cycle storage and a café-style social space that encourages interaction between students and staff.

Sustainability is central to the scheme, with the building designed to achieve BREEAM Outstanding standards. High-performance building fabric, efficient engineering systems and carefully considered environmental strategies ensure the campus operates efficiently while providing comfortable learning environments throughout the year.

 

From design leadership to performance assurance

We supported the project through two separate appointments. Our design team was responsible for reviewing, commenting on, and approving the contractor’s drawings, calculations, and technical submittals. We also provided Technical Advisory and Compliance Monitoring services to ensure the building achieved its performance criteria and met all Employer’s Requirements.

In parallel, we were appointed by Kier Construction to provide independent Commissioning Management services, managing the testing and validation of all mechanical and electrical systems. Our Commissioning Manager worked closely with the sub-contractors and consultant to coordinate commissioning activities, witness system testing and verify that all installations achieved the required standards of performance, efficiency and safety. This role ensured that the building services including heating, cooling, ventilation, electrical infrastructure and life-safety systems, were rigorously tested, documented and validated prior to handover, helping to provide assurance to the client that the building operates reliably from day one of occupation.

Delivering a modern further education campus requires careful coordination of specialist systems to support diverse learning activities. Technical teaching spaces, performance areas and student welfare facilities each present unique environmental and servicing requirements, all of which must operate seamlessly within a single integrated building.

The Plumstead campus incorporates multiple lifts, specialist ventilation systems, IT-intensive teaching spaces and complex life-safety infrastructure, managing the performance of these interconnected systems demanded close collaboration across the project team and a clear focus on buildability, reliability and long-term operational efficiency.

The completion of the Plumstead campus marks a major investment in education infrastructure for Southeast London. By replacing ageing facilities with a modern, sustainable and technically advanced learning environment, London South East Colleges can offer students improved resources, better wellbeing support and spaces designed for contemporary teaching methods.

We are proud to have contributed to the success of the building and our combined roles ensured the campus was not only designed to high standards, but delivered with confidence and prepared for long-term operational success.

Portal Content

The Banyards’ Portal allows you to access information reports, data and test results to check and monitor the progress of work undertaken by third party contractors at your site.  You may only use the Banyards’ Portal for the purpose of accessing information in relation to Projects administered by us for you.

Access to the Banyards’ Portal

At the commencement of each Project you will be provided with a unique login password to enable you to access the Banyards’ Portal.  This will then enable you to review the current status on your various Projects.  You are responsible to ensure that the login password will only be given to those of your employees, agents or advisers whom you wish to access information from the Banyards’ Portal.

By accessing the Banyards’ Portal you will be able to review and download copies of information that are posted by us on your Client Portal.

Updating of Information

Information will be regularly updated by us and in any event within 7 days of verification by us of information provided by your contractors.

All information and data uploaded from time to time to your portal will be correct [at the time of upload].

If for any reason, outside our control, we are unable to upload information to the Banyard’s Portal then we will let you know by posting a message on our website and we will take all reasonable steps to minimise any delays in so doing.

If we fail to upload information to Banyards’ Portal in accordance with these terms and such failure arises from any delay on the part of your contractors or the supply by them of inadequate or incorrect information, then we shall have no liability to you arising from such delays or the uploading of incorrect or misleading information provided to us.

We may make changes to the terms of this policy

We amend these terms from time to time. Every time you wish to use our site, please check these terms to ensure you understand the terms that apply at that time.

Breach of this policy

When we consider that a breach of this policy has occurred, we may take such action as we deem appropriate.

Failure to comply with this policy constitutes a material breach of the terms of use upon which you are permitted to use our site, and may result in our taking all or any of the following actions:

  • Immediate, temporary or permanent withdrawal of your right to use the Banyards Portal.
  • Issue of a warning to you.
  • Legal proceedings against you for reimbursement of all costs on an indemnity basis (including, but not limited to, reasonable administrative and legal costs) resulting from the breach.

We exclude our liability for all action we may take in response to breaches of this acceptable use policy. The actions we may take are not limited to those described above, and we may take any other action we reasonably deem appropriate.

Which country’s laws apply to any disputes?

The terms of this policy, its subject matter and its formation (and any non-contractual disputes or claims) are governed by English law. By using our site you agree to the exclusive jurisdiction of the courts of England and Wales.
