The new-build office development in Islington, bordering the City of London, is a 50:50 joint venture with Helical plc and Ashby Capital. The site is situated on the corner of Charterhouse Street and Farringdon Road, just 100m from Farringdon Station and immediately opposite the future Museum of London site at Smithfield General Market.
Leading the way in sustainability, the design of 33 Charterhouse Street was awarded the UK’s first BREEAM 2018 new construction rating of ‘Outstanding’.
The project: demolition of the existing building and construction of a new 10 storey building providing c. 200,000 sq ft of office accommodation with floorplates ranging from 13,000 sq ft to 24,000 sq ft. Basement plant includes UKPN network and secondary building supply substations, plant rooms for ventilation, heating and cooling and other building services equipment. Offices spaces will be completed to developer’s Cat A standard and retail spaces will be serviced shells.
The office accommodation will also benefit from three terraces with extensive views across central London with multiple retail units being be provided at ground floor level.
Set to become one of Farringdon’s first smart buildings, the scheme will feature an integrated digital platform that will improve the building’s operational efficiency and support the workspace wellbeing experience for its occupiers, through an employee engagement app.
We very much look forward to working again with Helical and Avison Young following six previous commissions: Barts Square Phases 1,2 and 3 (Mixed-use and winner of the 2019 Housing Design Awards for best Completed Project), Kaleidoscope – Farringdon East (Commercial). The Bower (Commercial), The Warehouse (Commercial), Charterhouse Square (Commercial) and C-Space (Commercial).
